Senior Building Operator
The Senior Building Operator supports the Facilities Manager by performing senior-level building operations, preventive maintenance, troubleshooting, building service and contractor coordination for assigned commercial properties. The role provides hands-on technical support to the operations team, helps optimize BAS and mechanical system performance, and supports safe, reliable and efficient building operations in accordance with Capital Gate Realty Group standards.
Responsibilities
Deliver Excellent Service to Tenants
- Respond to tenant work orders, comfort concerns, operational inquiries and service escalations in a timely and professional manner.
- Investigate recurring comfort, equipment or service issues; document findings and recommend practical corrective actions to the Facilities Manager and Clients Team.
- Assist with tenant move-ins, move-outs, access coordination, shutdown notices, event support and building communications as assigned.
- Maintain a helpful, cooperative and non-disruptive approach when working in tenant spaces.
Maintain Quality Building Premises
- Perform senior-level daily inspections of building systems, common areas, mechanical rooms, roofs, exterior areas and tenant-impacting equipment.
- Operate, monitor and adjust BAS, HVAC, chillers, boilers, pumps, air-handling equipment, plumbing, electrical, elevators, life-safety and other base building systems.
- Complete preventive maintenance, water treatment checks, equipment testing, filter changes, minor repairs, seasonal start-up/shutdown tasks and related logbook entries.
- Identify operating inefficiencies, recurring deficiencies, repair priorities and capital repair needs; advise the Facilities Manager and Clients Team with recommended action.
- Maintain standards for mechanical rooms, maintenance areas, tools, supplies, critical spares and operating documentation.
Perform Advanced Troubleshooting and System Optimization
- Use BAS alarms, trend logs, equipment readings, drawings, schematics and service reports to troubleshoot building system issues.
- Support system optimization through schedule review, setpoint review, equipment sequencing, utility trend review and tenant comfort analysis.
- Complete repairs and adjustments within training, site authorization and applicable regulatory requirements; escalate specialized or regulated work as needed.
- Maintain clear work order notes, deficiency tracking, operating logs and follow-up documentation in CMMS or site systems.
Support Safe and Compliant Operations
- Follow applicable occupational health and safety requirements, WHMIS, lockout/tagout, electrical safety, contractor safety and Capital Gate Realty Group policies.
- Respond to leaks, outages, alarms, equipment failures, weather events and other emergencies; make safe, complete first response tasks and escalate as required.
- Support required testing, inspections and logbooks for generators, elevators, fire/life-safety systems, water treatment and other building equipment.
- Perform regulated trade or equipment work only within current valid licences, certifications, registrations, site authorization and applicable law.
Provide Senior Technical Support to the Team
- Guide Building Operators, General Maintenance staff and contractors on daily priorities, operating checks and follow-up tasks as directed by the Facilities Manager and Clients Team.
- Share practical technical knowledge and support consistent completion of rounds, logbooks, preventive maintenance and tenant service work.
- Review recurring issues with junior team members and help reinforce safe, consistent operating practices.
- Participate in the on-call rotation and provide standby support to maintenance staff as required.
Coordinate Contractors and Building Work
- Escort and monitor contractors, verify work quality and ensure adherence to building rules, safety requirements and site procedures.
- Assist with estimates, quotes, purchase orders, service reports, troubleshooting notes, warranty follow-up and close-out documentation.
- Support on-site construction, tenant improvement, repair and capital projects from an operations perspective.
- Coordinate shutdowns, access requirements, isolations and operational impacts with the Facilities Manager and Clients Team as assigned.
Promote Environmental Sustainability in Building Operations
- Support energy-efficient operating practices through BAS review, equipment scheduling, operating trend review and reporting of abnormal consumption.
- Assist with waste diversion, environmental assessments, sustainability reporting and BOMA BEST or similar initiatives where applicable.
- Perform other related responsibilities as required from time to time.
Qualifications & working conditions
Education & certifications
- High school diploma required; post-secondary technical education is an asset.
- BES I/II, BOMI SMT/SMA, Power Engineering certification or equivalent technical designation is preferred and may be required depending on property assignment.
- Trade certificates, ODP, Gas Technician, refrigeration/HVAC-related certification or other site-relevant credentials are assets where applicable.
- Valid driver's licence and access to a vehicle as required by the property assignment.
- First Aid, CPR and AED certification is an asset.
Experience & technical skills
- Minimum 5 years of commercial, institutional or industrial building operations experience; senior or lead-hand experience is an asset.
- Strong practical knowledge of HVAC, BAS, chillers, boilers, pumps, air-handling equipment, plumbing, electrical distribution, elevators, life-safety systems and preventive maintenance.
- Comfortable using BAS platforms, CMMS/work order systems, email, digital reporting tools, equipment drawings and schematics.
- Experience troubleshooting complex comfort, mechanical, electrical, plumbing or life-safety issues and coordinating contractors for specialized repairs.
- Experience supporting tenant service, construction activity, equipment shutdowns, seasonal operations and emergency response.

Lead Building Operator
The Lead Building Operator supports the Operations Supervisor by coordinating daily building operations activity and providing hands-on technical guidance to the operations team. The role performs inspections, preventive maintenance, troubleshooting and tenant service while helping ensure work is completed safely, consistently and to Capital Gate standards.
Responsibilities
Deliver Excellent Service to Tenants
- Respond to tenant work orders, comfort concerns and operational inquiries in a timely and professional manner.
- Help prioritize service requests and follow-up items so tenant-impacting issues are addressed appropriately.
- Assist with tenant move-ins, move-outs, access coordination, shutdown notices and building communications as assigned.
- Direct tenants, contractors and visitors during emergencies or building service interruptions as required.
Maintain Quality Building Premises
- Perform and coordinate daily inspections of building systems, common areas, mechanical rooms, roofs, exterior areas and tenant-impacting equipment.

Technical Building Operator
The Technical Building Operator performs advanced building operations, mechanical troubleshooting and preventive maintenance for assigned commercial properties. This role supports reliable HVAC, refrigeration, BAS and base building system performance while providing tenant service and coordinating licensed contractors where specialized or regulated work is required.
Responsibilities
Deliver Excellent Service to Tenants
- Respond to tenant work orders, comfort concerns, temperature complaints and operational inquiries in a timely and professional manner.
- Investigate recurring issues, document findings and recommend corrective actions to the Operations Supervisor.
- Assist with tenant move-ins, move-outs, shutdown coordination, access requirements and emergency direction as assigned.
- Maintain a helpful, cooperative and non-disruptive approach when working in tenant spaces.
Maintain Mechanical, HVAC and Building Systems
- Operate, monitor, inspect and troubleshoot HVAC, refrigeration-related equipment, BAS, chillers, pumps, plumbing, electrical, elevators, life-safety and other base building systems.
- Perform preventive maintenance, equipment checks, water treatment testing, filter changes, coil cleaning, seasonal start-up/shutdown tasks and related logbook entries.
- Use BAS alarms, trend logs, schedules and equipment readings to identify abnormal operation, inefficiency or potential equipment failure.
- Complete minor repairs and adjustments within training, site authorization and applicable regulatory requirements; escalate specialized work as needed.
Perform Regulated Work Within Licence Scope
- Perform refrigeration, HVAC or other regulated work only where the work falls within the employee's current valid licences, certificates, registrations, site authorization and applicable Ontario requirements.
- Maintain required licence/certification documentation in good standing and promptly advise management of any expiry, restriction or scope change.
- Coordinate appropriately licensed contractors for work outside the employee's authorized scope, work requiring permits, or work requiring specialized trade sign-off.

General Maintenance Technician
The General Maintenance Technician performs routine maintenance, minor repairs and general building upkeep for assigned commercial properties. This role supports the building operations team by keeping the property safe, functional, clean and presentable for tenants, visitors and staff.
Responsibilities
Deliver Excellent Service to Tenants
- Respond to assigned work orders, service requests and maintenance concerns in a timely and professional manner.
- Complete tenant-facing repairs with a cooperative, helpful and non-disruptive approach.
- Report recurring issues, hazards, damage or tenant-impacting concerns to the Operations Supervisor.
- Assist with tenant move-ins, move-outs, access coordination and event or project support as assigned.
Perform General Repairs and Building Upkeep
- Complete minor repairs to walls, doors, ceilings, flooring, trim, hardware, fixtures and other building finishes.
- Patch drywall, paint surfaces, repair or replace trim and complete small carpentry tasks as assigned.
- Replace lamps or lighting components within authorized scope and support licensed trades where required.
- Address minor plumbing tasks such as fixture checks, clogs, small leaks and basic replacements within training and authorization.
- Perform housekeeping and exterior support tasks such as sweeping, litter pick-up, debris removal, pressure washing and snow clearing assistance.
Support Preventive Maintenance and Building Operations
- Assist Building Operators with filter changes, coil cleaning, equipment checks, basic inspections and scheduled preventive maintenance tasks.
- Inspect common areas, service areas, storage rooms, exterior areas and tenant-impacting spaces for cleanliness, safety and repair needs.
- Maintain maintenance areas, tools, supplies and inventories in clean and orderly condition.
- Document completed work, materials used and follow-up requirements in the work order system or site logs.
Support Safe and Compliant Operations
- Follow applicable health and safety procedures, WHMIS, lockout/tagout, electrical safety, contractor safety and Capital Gate policies.
- Use hand tools, power tools, ladders and maintenance equipment safely and appropriately.
